STUDIO SPACE RENTAL

La Otra Orilla’s studio is available for rental for activities such as teaching (dance, music, theatre, martial arts), rehearsals, courses or workshops, photo shoots, filming, and various artistic or social activities.

Located in Montreal’s Saint-Henri borough, near the Lachine Canal and the Atwater Market, Studio La Lola is accessible by metro – Place Saint-Henri, bike paths are just a few metres away, and visitor parking is available at the rear of the building.

THE STUDIO

A luminous 1,900-square-foot area with soaring ceilings (14 feet high);

Durable bamboo dance floor (22 x 41 feet);

Mirrors (5 ½ x 35 feet) that can be covered with curtains if needed;

Full sound system (12-track console and MP3/iPod connection);

Internet access;

Cozy checkroom and kitchenette (complete with microwave, fridge, and kettle);

Upstairs toilets; 

Optional public residence exit.

The studio is situated in Saint-Henri, Montreal.

RATES

NON-COMMERCIAL ACTIVITIES (Up to 9 People, e.g., Rehearsals): $18/hour, plus taxes (Minimum of 20 rental hours within 2 months)

NON-COMMERCIAL ACTIVITIES (More than 9 People, e.g., Rehearsals): $30/hour, plus taxes (Minimum 20 hours rental within 2 months)

TEACHING: $30/hour, plus taxes (Minimum 10 weeks per session and minimum 2 hours per evening)

COMMERCIAL ACTIVITIES, ONE-OFF EVENTS: Please contact us via the form below.

1) Teaching: 

  • To reserve a recurring time slot, the renting teacher commits to a minimum of 10 weeks per session (three-month periods) and a minimum of 2 consecutive hours of rental per rental block, priced at $28/hr, plus taxes. This commitment entails a minimum of 10 weeks per session and a minimum of 2 hours per evening.

2) Payment:

  • 50% of the rental fee is payable upon signing the contract. The remaining balance is due on the first day of rental.

3) Cancellation or Postponement: 

  • No charge for cancellations or schedule changes made more than two weeks prior to the event. For cancellations or schedule changes made between 2 weeks and 48 hours prior to the event, 50% of the rental fee will be charged. Full payment is required for cancellations or schedule changes made less than 48 hours prior to the event.

4) Rehearsals: 

  • Rentals for non-commercial use are arranged in blocks of a minimum of 20 hours per session (fall, winter, spring, summer), payable upon contract signature.

5) Timing:

  • Renters must vacate the premises promptly at the end of their rental period, and they must take possession of the premises at the beginning of their rental period. Any overrun exceeding 10 minutes will be billed to the nearest half-hour.

6) Payment Terms:

  • All rentals are payable in advance.

7) Non-commercial activities

  • For non-commercial activities at the rate of $18/hour, the tenant must adhere to a maximum occupancy of 8 people in the studio. Failure to comply will result in an adjustment of the rate to $28/hour, plus taxes, as stated in the policy.

8) Breakage or Theft:

  • In the event of breakage or theft, all equipment must be replaced or reimbursed if stolen or damaged.

9) Respect for Premises:

  • The tenant agrees to respect the premises at all times. 

 

STANDS:
Shoes, water bottles, food, or sharp objects are not permitted on the bleachers.


CHANGING ROOM:
No items may be left unattended in the changing rooms. The company shall not be held responsible for any lost or stolen belongings.


PRIVATE AREAS OF THE COMPANY:
The renter agrees not to access the company’s private areas, including behind the gray curtains near the sound console and under the bleachers. It is the responsibility of the renter to ensure that no individual enters these designated areas during the rental period.


ROOM TEMPERATURE:
The room is equipped with central heating, which cannot be adjusted. If there are concerns regarding the temperature, please inform us so that we may notify the building manager. Additionally, four electric baseboard heaters are available and can be switched on as needed. However, it is essential to turn them off before vacating the premises. IMPORTANT: Under no circumstances should the mirror curtains be closed when the baseboard heaters beneath them are operational due to the risk of fire.


CEILING FANS:
Four ceiling fans are installed, with switches located near the front door. It is the responsibility of the renter to ensure these fans are turned off before leaving the studio.


WINDOW USAGE:
The windows in front of the bleachers are operable. Exercise caution when opening and closing them, and be sure to securely close them before leaving the studio.
